EXCLUSIVE: Femi Otedola Bought The £53 Million Avenue Road Mansion In His Own Name And Barclays Bank’s Charge Bars Any Sale Without The Bank’s Written Consent

The register of title NGL845565 at HM Land Registry names the proprietor of 87 Avenue Road, London NW8 6JD in capital letters: OLUFEMI PETER OTEDOLA, of that same address. The title is freehold, the class of title is title absolute, and no company, no trust and no nominee stands between the FirstHoldCo Plc chairman and the house.

The Proprietorship Register states the price paid on 3 September 2025 as £53,000,000, and his proprietorship was entered on the register on 9 September 2025. The transfer of the same 3 September 2025 date contains positive and indemnity covenants, and a copy of it stands filed at the Registry. The register names no seller.
The Avenue Road title is the opposite of the family’s other London holding. Flat 5.3, 19 Trevor Square in Knightsbridge stands in the name of Hampshire Venture Property Holdings Limited, a company incorporated in the British Virgin Islands. On Avenue Road there is no offshore wrapper of any kind. The name on the title is his own.
SecretsReporters today publishes what the register has carried since 9 March 2026 and no report of the purchase has carried: a registered charge dated 3 September 2025, the very day the price was paid. The proprietor of that charge is BARCLAYS BANK PLC (Co. Regn. No. 1026167) of 1 Churchill Place, London E14 5HP.
The charge is not spent at its first advance. The register records that the proprietor of the charge is under an obligation to make further advances, and those advances take the priority that section 49(3) of the Land Registration Act 2002 gives to advances a lender stands obliged to make.
Entered beside the charge, on the same 9 March 2026, is a restriction in Barclays Bank’s favour: no disposition of the registered estate by the proprietor is to be registered without a written consent signed by the proprietor of the charge. The house cannot be sold, transferred or charged again on Femi Otedola’s signature alone.
The register is exact about what he paid and silent about what he owes. It states the price to the last pound and carries no figure for the Barclays Bank advance, and no figure for the further advances the bank stands obliged to make against the house.
